Avondale

Avondale is the closest West Ashley neighborhood to the peninsula and the one most people picture when they say they want West Ashley with character. It sits just across the Ashley River bridge along Savannah Highway, with the Avondale business district as its center of gravity.

Most of the houses went up between the late 1930s and the 1950s: brick and frame cottages, a few Colonial Revivals and post war ranches on lots that are wide by peninsula standards and hold serious live oaks. Streets curve rather than grid, sidewalks are common, and many homes have added a rear addition or a finished attic over the decades.

The Avondale Point strip is the daily draw, with restaurants, a bookstore, coffee and neighborhood bars that have been there long enough to be institutions. The West Ashley Greenway runs nearby for walking and biking, and downtown is a short drive or a manageable bike ride across the bridge.

Value here turns on the block, the lot and the quality of the work already done. Some of these houses have been renovated beautifully and some have been flipped quickly, and the difference is not always obvious from the listing photos. We walk the house with you, build the market analysis on comparable sales in the immediate area rather than West Ashley at large, and negotiate from what the property actually is.

Local lifestyle. Avondale Point is the center of gravity, with restaurants, coffee, a bookstore and long standing neighborhood bars. Most residents walk or bike to it, and the peninsula is close enough that plenty of people ride across the bridge rather than drive.

Parts of it are, and it varies by block and by lot elevation. Pull the flood zone, elevation certificate and premium history on the specific address before you set your number.

Can you bike downtown from here?
Yes. The Greenway plus the bridge path makes it a realistic regular commute for a lot of people, and it is one of the reasons demand here stays steady.

Are these houses big enough?
Original footprints are modest, and many have already been expanded. The lots usually leave room to do more, subject to setbacks and tree protection.
