Byrnes Downs is one of the most consistent small neighborhoods in Charleston. It was built in the early 1940s as wartime housing, planned and constructed as a single project, and that origin still defines it: a compact grid of curving streets lined with modest brick and frame cottages of similar age, similar footprint and similar bones.
The original houses are small, typically two or three bedrooms with hardwood floors, plaster or early drywall and crawlspace foundations. Over the last two decades a large share have been expanded, with rear and second story additions that vary from carefully matched to obviously bolted on. Lots are flat, usable and generally larger than the house needs, which is why the addition math works here so often.
The location is the other half of the value. Byrnes Downs sits between Avondale and Windermere, a few minutes from the Ashley River bridge, walkable to the Avondale restaurants and to the West Ashley Greenway. It stays quiet inside the neighborhood while sitting on top of everything.
Because the original housing stock is so uniform, comparable sales here are unusually informative, and that cuts both ways. An overpriced listing is easy to identify and so is a genuine value.
