Cannonborough
Cannonborough sits just above Radcliffeborough on the Ashley side of the peninsula, running up toward the Crosstown around Cannon and Spring Streets. It has changed more than almost any part of downtown in the last fifteen years, and the housing reflects that: restored nineteenth century cottages next to new construction next to buildings still waiting their turn.
The core housing stock is late nineteenth and early twentieth century. Freedman's cottages, small singles, and a number of larger Victorians, most on narrow lots with a side porch. The commercial spine along Cannon and Spring has filled in with restaurants and small shops, which is a good part of why demand here has held.
This is also a neighborhood where diligence pays. Renovation quality ranges widely, drainage is a genuine issue on some blocks, and a house that looks finished can still be carrying deferred structural work. Historic review applies across much of the area.
We read the individual property rather than the trend line. Market analysis on comparable sales in the immediate blocks, a careful look at the structure and systems, and a clear number for what it costs to hold.

Neighborhood profile. Cannonborough runs roughly from Calhoun north to the Crosstown, west of King, sharing a boundary with Elliotborough. Housing is mostly 1870s through the 1920s, with freedman's cottages and small singles on narrow lots, plus newer infill along the commercial corridors.
Parks and green space. Hampton Park is a short ride north and Corrine Jones Playground sits nearby to the south. The Ashley River side and Brittlebank Park are a walk west. The Charleston Parks Conservancy programs several peninsula green spaces.

Local lifestyle. The Cannon and Spring Street corridor is the draw: restaurants, coffee, small retail, all of it inside the neighborhood. The medical district is a short walk and Upper King is a few blocks east. Most residents here walk or bike for the majority of what they do.

They read as one neighborhood to most people and often get listed together. Cannonborough sits slightly north around Cannon Street, Elliotborough slightly south. The housing and the price behavior overlap heavily.
Is drainage a problem here?
On some blocks it is. The city has done substantial drainage work on the upper peninsula and more is underway. Standing water history, flood zone and elevation are worth pulling on the specific address.
Are the renovated houses done well?
Some are excellent and some are cosmetic. The tell is in permits, systems and structural work rather than finishes. We look at that before you write an offer.
Is it a good long term hold?
