Charleston
The City of Charleston is much larger than the peninsula most visitors picture. City limits reach across the Ashley into West Ashley, south across the Wappoo Cut onto James Island, out to Johns Island, and north to Daniel Island and Cainhoy. One city, five very different housing markets.
That range is the reason price per square foot means little here without context. A 1,400 square foot single house south of Broad, a 1,400 square foot brick cottage in Byrnes Downs and a 1,400 square foot raised house on Johns Island are three separate markets with separate buyer pools, separate carrying costs and separate renovation math. What they share is a city permitting process, city zoning and, in the historic districts, design review.
The things worth knowing early are practical. Short term rental rules are restrictive and vary by district, so buying with rental income in mind requires checking the specific address against the current ordinance. Flood zone, elevation and wind coverage change block to block and are a cost question long before they are a closing question. Older housing stock across the city was built in eras with different wiring, plumbing and framing standards, and inspection findings should be read as a budget rather than a verdict.

Neighborhood profile. Charleston is the largest city in South Carolina by population and covers parts of Charleston, Berkeley and Dorchester counties. Housing stock runs from the 1740s to current construction. Historic districts cover much of the peninsula and parts of the outlying areas, and design review applies inside them.
Parks and green space. City parks range from the Battery and Hampton Park on the peninsula to neighborhood parks, playgrounds and boat landings across West Ashley, James Island and Johns Island. Charleston County Parks operates the larger regional facilities, and the Charleston Parks Conservancy programs many of the city's public spaces.

Local lifestyle. Charleston is a walking and eating city at its center and a boating and yard city at its edges, and most residents end up using both. Festivals run heavily in spring and fall, the harbor and rivers carry the weekends, and neighborhood business districts carry the weeknights.

Which part of the city fits a character home search?
The peninsula for pre-1900 stock, inner West Ashley for 1930s through 1950s cottages, Riverland Terrace on James Island for a mix of both. We narrow it by what you want to own and maintain rather than by price alone.
How does design review affect a renovation?
Inside a historic district, exterior changes visible from the street go through review before permitting. It adds time and shapes material choices. Outside those districts, standard city permitting applies.
Is flood insurance required everywhere in the city?
No. It depends on the flood zone and the lender. The zone, the elevation certificate and the premium history are the three things to pull on any specific address, and we do that before you write.
What about short term rentals?
The rules are restrictive and district specific. Check the address against the current city ordinance rather than relying on what a seller or listing says, and treat any projected rental income as unconfirmed until you have.
