Charlestowne Estates
Charlestowne Estates is a group of connected mid century neighborhoods in West Ashley, off Sam Rittenberg Boulevard and Old Towne Road. It was developed through the 1950s and 1960s in phases, which is why you will see it referred to as Charlestowne Estates I, II and III.
Housing is predominantly brick ranches on level, generous lots, with mature trees and quiet interior streets. Plenty of the houses retain original layouts, and a steady number have been renovated over the last decade.
The value here is in the lots and the position. You are close to Charles Towne Landing, minutes from Highway 17 and the Ashley River bridge, and the neighborhood is large enough that inventory turns over regularly rather than in ones and twos.
We use comparable sales within the specific section rather than West Ashley at large, look hard at systems and any addition, and give you a clear number for what the house costs to own before you write.

Questions we get about Charlestowne Estates
What are the different sections?
The neighborhood was built in phases and is often listed as Charlestowne Estates I, II or III. They sit adjacent to one another and share character, though lot sizes and street layouts differ slightly.
What should I check on these ranches?
Roof age, HVAC, electrical panel, plumbing and crawlspace, plus the quality of any addition. Original systems are common and worth pricing before you commit.
Is flood an issue here?
It varies by lot and drainage. Flood zone, elevation and claim history are address specific. We pull those numbers as a matter of course.
How is the drive downtown?
Short, over the Ashley River bridge on Highway 17. Peak traffic is a real factor, and it is worth driving it at the hour you actually would.
What makes the lots here different?
They are level, wide and generally larger than newer West Ashley construction, with mature trees that took decades to fill in. That gives you room for an addition, a garage or a pool in a way that newer subdivisions often do not, subject to setbacks and tree protection.
