Daniel Island is a planned community on an island between the Cooper and Wando Rivers, inside the City of Charleston but reached from I-526 rather than the peninsula. It was master planned in the 1990s and has been built out steadily since, with its own commercial core, schools, parks and trail network.
The housing covers a full range within one community: townhomes and condominiums, traditional single family houses with rear garages and alleys, custom waterfront homes along the rivers and marsh, and the gated Daniel Island Park section around the golf club.
Because it was planned as a whole, the rules are consistent and specific. Architectural standards, HOA structure, and in the Park section club membership arrangements all shape ownership, and they differ between the various neighborhoods on the island.

What is the difference between Daniel Island and Daniel Island Park?
Daniel Island Park is a gated section around the golf club with its own standards and, for many properties, club membership arrangements attached. The rest of the island is not gated and carries different HOA structures.
What do the HOA dues cover?
It varies by neighborhood within the island, from common area maintenance to full exterior maintenance for some townhome regimes. We get you the actual documents and budget.
How is the commute downtown?
Fifteen to twenty minutes via I-526 outside of peak hours. Peak traffic on 526 is a real factor and worth testing at your actual commute time.
Is there flood exposure?
It varies by section and proximity to the rivers and marsh. Flood zone, elevation certificate and claim history are address specific, and wind coverage is a separate line worth quoting early.
