Folly Beach
Folly Beach is a barrier island town at the end of Folly Road, about twenty minutes from downtown Charleston. It runs six miles from the Morris Island side to the county park at the west end, with the Folly River and marsh on one side and the Atlantic on the other.
The housing is a genuine range: original beach cottages, raised houses on pilings, newer construction built to current elevation standards, condominiums, and marsh and river front properties on the back side of the island. Lots are small and the island is fully built out, so most activity is resale and redevelopment.
Buying here is an exercise in reading elevation, insurance and rules. Flood zone and base flood elevation drive both cost and what you can build, wind coverage is a significant separate line, and the town has its own zoning and short term rental regulations that change what a property can be used for.
