What is the difference between marsh front and deep water here?
Access and cost. Deep water lots support a dock with usable depth at more tide stages and price accordingly. Marsh front gives you the view and the edge without the same boating access. Both carry specific permitting questions.
What should I check on a dock?
Permit status with the state, structural condition, pilings, and what repairs or replacement would involve. An unpermitted or failing dock is a real cost, and it is knowable before you write.
How is the commute downtown?
Short. Hobcaw Point is one of the closest Mount Pleasant neighborhoods to the Ravenel Bridge. Peak traffic is a factor and worth testing at your actual hour.
