I'On

I'On is a planned traditional neighborhood in Mount Pleasant, built starting in the late 1990s around a set of lakes, squares and narrow tree lined streets. It was designed to work like an older Charleston neighborhood rather than a conventional subdivision, and it remains one of the most distinctive addresses in the region.

The housing is largely Charleston inspired: single house forms with side piazzas, raised foundations, deep porches and detached garages or carriage houses behind. Lots are small and close together by design, with the public spaces doing the work that private yards do elsewhere.

This is a covenant community with an active architectural review process, and that is central to how it works. Exterior changes, paint, additions and landscaping go through the neighborhood's own review rather than just the town, and the standards are specific.

We read the property and the regime together. That means a market analysis on comparable sales inside I'On, a look at the house and its systems, and a clear picture of assessments, review rules and what they mean for how you would live there.

Questions we get about I'On

How strict is the architectural review?
Specific. Exterior changes including paint, additions, fencing and landscaping generally go through the neighborhood's review process. That is what keeps the place coherent, and it is worth reading the guidelines before you buy.

What do the assessments cover?
Common area maintenance, the lakes and paths, and neighborhood operations, with club memberships handled separately. We get you the current documents rather than a summary.

Are the lots very small?
Yes by conventional Mount Pleasant standards, and that is the design. The trade is a large amount of shared green space and a genuinely walkable layout.

What about flood and insurance?
Flood zone and elevation vary within the neighborhood given the lakes and marsh edges. Both are address specific, and wind and hail coverage is a separate line worth quoting early.

Who tends to buy in I'On?
Buyers who want a walkable neighborhood with architectural consistency and are comfortable trading yard space and some autonomy for it. People who want a large private lot and freedom to change the exterior generally find a better fit elsewhere in Mount Pleasant.
