Isle of Palms

Isle of Palms is a barrier island city northeast of Charleston, reached by the Isle of Palms Connector from Mount Pleasant or the Ben Sawyer Bridge from Sullivan's Island. It runs about seven miles, with Wild Dunes occupying the northern end and a mix of residential streets, beachfront houses and marsh front property across the rest.

The housing spans a lot of ground: original beach cottages, raised houses, newer construction, condominiums and villas, and large oceanfront and marsh front homes. The island is essentially built out, so most activity is resale and redevelopment.

This is an active rental market as well as a residential one, and the two require different diligence. Rental licensing, occupancy rules, historical rental performance, and HOA or resort covenants in Wild Dunes all matter if income is part of your plan.
