Johns Island is the largest island in South Carolina and the biggest land area in the Charleston market, stretching from the Stono River across to Kiawah and Seabrook. It holds working farms, historic Gullah Geechee communities, older rural roads and a substantial amount of recent residential development along the Maybank and River Road corridors.

The housing range is the widest of anywhere in the region. Older farmhouses and cottages on acreage, mid century houses, newer subdivisions and townhomes, custom builds on deep water, and everything between. Parcel sizes run from small lots to many acres.

That variety means the questions change completely depending on where you are looking. Septic and well versus public utilities, zoning and future land use, access easements, flood zone and elevation, and road capacity are all live issues on parts of the island and non issues on others.

Parks and green space. Charleston County Parks operates Johns Island County Park with a campground and trails. The Angel Oak, one of the oldest live oaks in the country, is a city park on the island, and the Stono River and creeks provide water access throughout.

Local lifestyle. Maybank Highway carries most of the commercial activity, with a growing set of restaurants and shops. Downtown is a short drive over the Stono, Kiawah and Seabrook are to the west, and much of the island still reads as rural.

Is the property on public water and sewer?
It depends entirely on location. Parts of the island are served and parts rely on well and septic. This is one of the first things we confirm on a specific parcel because it affects cost and what you can build.

How is traffic on Maybank and River Road?
Both carry significant volume at peak hours and road improvements have been an ongoing subject. It is worth driving your actual route at your actual commute time before deciding.

What should I know about buying acreage here?
Zoning and future land use, access and easements, wetlands and any delineation, utilities, and soil conditions for septic if applicable. These are all knowable before you write and we get them.

Is flood a factor?
On much of the island, yes, and it varies enormously by parcel. Flood zone, elevation and claim history are address specific, and wind coverage is a separate line.
