Lawton Bluff is an established James Island neighborhood off Fort Johnson Road, developed largely in the 1960s and 1970s. It sits between the harbor side of the island and the Folly Road corridor, which makes it one of the more convenient positions on James Island.
Housing is mostly brick and frame ranches and split levels on wide lots, with mature trees throughout and marsh frontage on some of the outer streets. A good number have been renovated, and the original plans take well to updating.
The diligence list is the usual one for this vintage, plus elevation on the marsh side. Roof age, HVAC, electrical panel, crawlspace and any addition are the recurring items, and flood zone and insurance vary with position relative to the marsh.

How is traffic on Folly Road?
It is the main artery for the island and it backs up at peak hours. The Connector helps for downtown trips. Drive both at your actual commute time before you decide.
Can I add on?

What is the neighborhood layout like?
