Moreland

Moreland is a small West Ashley neighborhood tucked between the Ashley River, Savannah Highway and the Avondale corridor. It was developed largely in the 1930s through the 1950s and it shares the same qualities that make this stretch of West Ashley desirable: mature oaks, wide lots and a short drive to the peninsula.

Housing is a mix of period cottages, brick ranches and a set of later rebuilds, with several streets running down toward the river and marsh. Lot sizes are generous and the tree canopy is intact across most of the neighborhood.

The diligence list here is the usual one for this vintage: roof age, crawlspace and moisture, original systems, and the quality of any addition. Near the river and marsh edge, elevation and flood zone become the first things to check rather than the last.

How is Moreland different from Avondale?
They sit next to each other and share a lot of character. Moreland runs closer to the river with somewhat larger lots, while Avondale is denser and closer to the commercial strip. Pricing overlaps.

What should I check on a marsh front lot?
Elevation and flood zone first, then bulkhead or marsh edge condition, any dock or walkway permits, and insurance including wind and hail. All of that is pullable before you write.

Are these houses easy to update?
Most respond well. The structures are straightforward and the lots give room to work. The variable is what previous owners did, so permits and systems are where we start.

How long is the drive downtown?
Short. It is one bridge, and outside of peak hours it is a matter of minutes. Peak traffic on Savannah Highway is real and worth testing at the hour you would actually drive.
