Old Village
The Old Village is the historic heart of Mount Pleasant and the only part of town that predates the automobile. It sits on the harbor side of the peninsula, on a grid laid out in the early 1800s, with Pitt Street running down the middle to the old bridge.
The housing runs from antebellum and Victorian houses near the water to 1920s through 1950s cottages and ranches on the interior streets, with a steady layer of careful renovations and a handful of newer builds on assembled lots. Deep porches, mature oaks and short setbacks are the constants. Much of the neighborhood falls within the Old Village Historic District, which brings design review on exterior changes and shapes what a renovation can look like and how long it takes to approve.
The daily pleasures are specific and local: the Pitt Street Bridge at sunset, Alhambra Hall and its lawn on the harbor, the Pitt Street Pharmacy counter, and Shem Creek a few minutes north. Sullivan's Island is a short drive and downtown Charleston is a straight run over the Ravenel.

How different is insurance near the harbor?
Meaningfully. Flood zone, elevation certificate and wind and hail deductible all shift, and the difference between a harbor adjacent lot and one several streets inland can be substantial.
Are the older houses practical to live in?

Is the Old Village walkable?
Yes, within itself and to the water. Coleman Boulevard restaurants and Shem Creek are a short ride, and most households still keep a car for everything beyond that.
