Park West

Park West is a large master planned community in northern Mount Pleasant, off Highway 17 near the Highway 41 intersection. It was developed from the 1990s onward in a series of subsections, and it remains one of the biggest and most varied neighborhoods in town.

The housing covers a wide range: townhomes, patio homes, traditional single family houses and larger custom builds, most of it from the mid 1990s through the 2010s. Subsections have their own character, their own price bands and in some cases their own amenities.

Because it is so large, choosing here really means choosing a subsection. Lot size, age, HOA structure, amenity access and proximity to the main corridors all shift depending on where inside Park West you land.

We narrow that down with you rather than showing you everything. Market analysis on the relevant subsection, a look at the house and the association documents, and a clear carrying cost number before you write.

Questions we get about Park West

How do I choose a subsection?
Start with what you want from the house and the yard, then work backward. Subsections differ in age, lot size, HOA dues and amenity access. We can map those differences for you before you start touring.

What do the HOA dues cover?
It depends on the subsection. Some cover amenities and common areas, some add exterior maintenance for townhomes and patio homes. We get you the actual documents.

How long is the commute downtown?
Longer than southern Mount Pleasant, out Highway 17 to the Ravenel Bridge. Peak traffic on 17 and at Highway 41 is significant and worth testing at your real commute hour.

Is flood a factor this far north?
It varies by section and lot, with ponds and drainage throughout the community. Flood zone and elevation are address specific and we pull them before you write.

What amenities come with the community?
Pools, tennis courts and walking trails are part of the community, with a nearby recreation complex offering fields and courts. Which amenities you have access to depends on the subsection and the associated dues, so we confirm that on the specific property.
