Riverland Terrace
Riverland Terrace is the oldest and most distinctive neighborhood on James Island. Its signature is the avenue of live oaks along Riverland Drive, planted in the 1930s and now forming one of the most photographed canopies in the county.
Development started in the 1920s and ran through the 1960s, so the housing mix is wide: Colonial Revivals and early cottages near the water, brick ranches through the middle sections, and a steady flow of renovations and rebuilds on the deeper lots. Many properties back onto Wappoo Creek or the marsh, and dock permitting, bulkhead condition and elevation become central questions on those addresses rather than afterthoughts.
Day to day life runs through the Terrace Theater, the restaurants and bars along Maybank Highway, the municipal golf course and the Plymouth Avenue boat landing. Downtown is roughly ten minutes across the Wappoo Cut, and Folly Beach is about the same in the other direction.

What does a dock actually involve?
Permitting through the state and any applicable local review, plus ongoing maintenance on the structure and any bulkhead. Existing docks should be checked for permit status and condition, not assumed to transfer cleanly.
How much does the flood zone change the cost?
Enough to change what you can afford. Zone, elevation certificate and wind and hail deductible together can move the monthly number substantially between two houses on the same street.
Is the housing stock consistent?
No, and that is part of the appeal. You will find 1920s Colonial Revivals, 1950s ranches and full rebuilds within a few blocks of each other, which makes accurate comparable sales work essential.
How far is downtown?
About ten minutes across the Wappoo Cut outside of peak. Folly Beach is roughly fifteen minutes the other way.
