Secessionville
Secessionville sits on the southeastern side of James Island, out toward Fort Lamar Road and the marsh. It is one of the oldest settled parts of the island, with a history that predates most of what surrounds it and a landscape that still reads as rural in places.
Housing here is genuinely mixed. Older cottages and farmhouses, mid century ranches, later builds and a scattering of newer construction on larger parcels. Lots run bigger than the James Island average and several back to marsh or creek.
That variety, plus the marsh proximity, is why diligence matters. Elevation, flood zone, septic versus sewer, well versus public water and access easements are all live questions on some parcels out here, and none of them show up in a listing photo.

Both exist out here. It is one of the first things to confirm on a specific parcel, along with water source, because it affects cost and what you can build.
How does marsh frontage affect the purchase?
Elevation and flood zone come first, then any dock or walkway permitting, marsh edge condition, and insurance including wind and hail. All of it is pullable before an offer.
Is it a long drive to downtown?
