Snee Farm is one of the original large scale neighborhoods in Mount Pleasant, developed from the early 1970s around a golf course on land that was once a colonial plantation. It sits just off Highway 17, which makes it one of the most convenient addresses in town.

The housing spans four decades: 1970s and 1980s ranches and traditional two story houses, 1990s builds, and a growing number of full renovations and rebuilds. Lots are generous, streets are wide, and the tree canopy has had fifty years to fill in.

Because the neighborhood is large and built in phases, condition and price vary widely street to street. An original 1975 house and a 2020 renovation are different purchases even when they are two doors apart.

Why do prices vary so much within the neighborhood?
Because condition and vintage do. Sections were built over decades and renovation levels differ enormously. We price the specific property against the right comparables.

What should I check on a 1970s house here?
Roof, HVAC, electrical panel, plumbing, crawlspace and the quality of any addition. Polybutylene plumbing and aluminum wiring are worth confirming one way or the other on houses of this era.

How is the flood picture?
It varies by section and lot. Flood zone, elevation certificate and claim history are address specific, and wind and hail coverage is a separate line. We pull all of it early.

What is the appeal of an older Mount Pleasant neighborhood like this?
Location and lot size. Snee Farm sits inside the older, closer in part of town with mature trees and generous lots, which newer development further north cannot match. The trade is that the houses are older and diligence matters more.
