South of Broad
South of Broad is the oldest and most tightly regulated address in Charleston. The streets below Broad hold the city's deepest concentration of eighteenth and nineteenth century single houses, double houses and Charleston mansions, most of them on small lots with side piazzas, walled gardens and carriage houses behind.
The geography explains a lot. This is the tip of the peninsula, wrapped by the Battery, White Point Garden and the point where the Ashley and Cooper meet. Streets like Meeting, Church, Tradd, Legare and East Bay carry houses that have been altered, raised, added to and repaired across two centuries, and the record of that work is part of what you are buying.
Nearly everything here sits inside the Old and Historic District, which means the Board of Architectural Review has a say in exterior changes. That shapes timelines and budgets on renovation, and it is the main reason two similar looking houses can carry very different renovation costs. Flood zone, elevation and insurance also vary block to block this close to the water.

Neighborhood profile. South of Broad runs from Broad Street to the Battery, bounded by the Ashley on the west and the Cooper on the east. Housing is overwhelmingly pre 1860 with later infill, and most of it sits in the Old and Historic District. Lots are small, parking is mostly on street or behind, and many properties include dependencies or former carriage houses.
Parks and green space. White Point Garden and the High Battery are the anchors, with the Low Battery promenade running along Murray Boulevard. Colonial Lake and the Ashley River side are a short walk north, and the Charleston Parks Conservancy programs and maintains several of the peninsula's green spaces.

Local lifestyle. This is the most walkable part of the city. Broad Street handles the everyday errands and offices, King Street shopping and restaurants are ten minutes on foot, and the waterfront is at the end of most streets. Traffic is slow by design and a lot of residents keep one car or none.

What does Board of Architectural Review oversight actually mean for me?
Exterior changes visible from the street generally need review, including windows, roofing, siding, paint in some cases and any addition. Interior work is usually outside that scope. It is a process and a schedule rather than a wall, and we tell you what a given project would realistically involve before you commit.
How bad is the flood picture down here?
It varies street by street and lot by lot, and the city has been raising drainage capacity for years. Flood zone, elevation certificate, prior claim history and current insurance quotes are all pullable on a specific address, and we get them before you set a number.
Are these houses expensive to maintain?
They ask for steady attention rather than constant crisis. Roofs, piazza structure, stucco and masonry, windows and moisture management are the recurring items. A good inspection turns that into a maintenance calendar and a budget you can plan around.
Is parking a real problem?
It is a real consideration. Some properties have off street parking or a garage, many do not, and residential permit parking covers the rest. It is worth deciding early how much that matters to you, because it narrows the list quickly.
